Home Inspector Tips

A good Home Inspector not only looks for mechanical structural issues with a home. They look
at the environment the home is situated in. Some of these issues include trees that may affect
the roof life, or may interfere with power lines, or tree roots that may jeopardize foundations.
Shrubs & other vegetation also play a role in a home’s condition. As a Home inspector I look at
all these areas & many more. One area that I focus a lot of attention on is “site grading”, as I
refer to it in my home inspection reports. Site grading is simply, how the yard does or does not
slope away from the home. Improper site grading is likely the single most reason basements
leak. Ideally exterior grade should slope away from homes at a rate of a 6” drop for every 10’.
That means 20 feet away from the house, your yard should be 12 inches lower than it is against
the foundation.
